OUR STORY

Zero In Developments is a privately owned property development and development management company based in the Southeast of England focussed on delivering sustainable homes that are built for the future.

 

Our ambition is to deliver high quality low carbon homes that provide comfortable and healthy living environments, maximising the use of natural elements and daylight, and offer improved levels of indoor air quality to enhance the mental and physical wellbeing of those that live there.

We work closely with a number of industry leading architects, engineers and project managers who share in our vision and ensure these high standards are maintained throughout both the design and construction phases.

​

We work with a small portfolio of private investors and take great care in selecting our development sites but are always open to new opportunities on the basis they successfully align with our selection criteria. At Zero In Developments we are proud to be working with some of the best professionals in the industry. We ensure we surround ourselves with creative, like-minded architects, project managers, engineers and contractors to help bring our vision and ideas to reality, and in doing so we unlock a wealth of experience that allows us to maximise the potential for each site and increase both time and cost certainty.

We have strong relationships with and hold great trust in our preferred project managers who manage the day-to-day running of our projects and we work closely with specialist planning consultants and local authorities to ensure that each development effectively satisfies the needs of that area.

​

We believe strongly in building long-lasting relationships and partnerships with the people we work with to enable us to transfer knowledge from one project to the next and allow us to constantly learn and improve.

OUR PROMISE

Zero In Developments is different from other property development companies as its main driver is sustainability - this is the priority, not the afterthought. We appreciate that to deliver low carbon housing important design decisions must be made at the outset to minimise its environmental impact. 

​

Our goal is to reduce the whole lifecycle emissions of our buildings to be net zero, not just operational emissions. We recognise that achieving net zero carbon in practice is not a simple task and will take time, however by re-purposing existing buildings, reusing materials and minimising waste we are able to minimise the embodied carbon associated with our developments.

​

We then target operational emissions through combining passive design measures with efficient systems, demand management and onsite renewables which allows us to get as close to net zero carbon as possible as we wait for the anticipated decarbonisation of the electricity grid.

​

Our whole ethos is built around innovation and learning as we strive to find better and more efficient ways of operating so we can provide this high quality at even more affordable prices.

OUR APPROACH

At Zero In Developments we specialise in finding old commercial and light industrial buildings and converting them into attractive new residential homes. We do this to enforce our commitment to sustainability by reusing and restoring existing buildings to help reduce the embodied carbon of each development.

These buildings come in many forms and might be existing printing or building trades workshops, commercial laundries, builders merchants, furniture shops, nurseries or gyms etc, located within residential areas.

​

We operate between Norfolk and southwest London and only typically pursue projects with permitted development rights or planning permission to allow us to increase both cost and programme certainty, meaning we are able to complete projects faster and with less risk.

​

SUSTAINABILITY

With a strong focus on environmental sustainability, we aim to move away from traditional and dated building standards to promote best practice in low carbon design.

​

The design process follows a fabric-first approach to reduce the energy demanded from our buildings before then introducing low and zero carbon technologies to serve them, helping to minimise carbon emissions and annual operating costs.

​

Our approach also aims to maximise the use of natural elements and daylight, and to offer improved levels of indoor air quality which are proven to enhance occupant mental and physical wellbeing.

We like to work with investors that are passionate about property and the environment. We work with both non-sophisticated and sophisticated investors and do so in hands-off and earn and learn arrangements for those that are interested to learn a bit more about sustainable development at the same time.
